A.N.D Plans specialize in council approvals in Tshwane, but we occasionally work in other areas of Gauteng, and can provide services in many other locations, depending on the scope. We do plans for all types of buildings including residential, commercial and industrial. We also offer other types of CAD drawing services that does not necessarily fall under architecture, for example drawings for safety reports, maintenance manuals, signage, product design, garden layouts etc.

A.N.D Plans was established by Andri Steyn in May of 2022. She is a SACAP registered female architectural technologist with over 15 years of experience in draughting and document control. Before going solo, she worked together with architects on anything from luxury houses to RDP housing; from internal shop layouts to very large-scale projects including low-cost social housing and housing developments for the mining industry. She also worked on rural community improvement projects for the Lesotho and Malawi government, providing classrooms and ablutions for 60 primary schools and constructing 23 community centers. She is purpose-driven, honest and have been praised for her attention to detail and her kind caring nature. She now specializes in council drawings, and still loves working together with other firms on large scale projects, and has a passion for any projects that uplift communities. “I love analyzing existing situations, strategizing and finding better solutions” - Andri 2022

    • When I want to sell my house and I don’t have approved council plans

    Architects and architectural technologists study the same degree and are trained to see the big picture during the design process, for example to consider the practical, visual, environmental, social, historical and spatial impacts that a building might have. They think about function, resources and infrastructure like circulation, natural light, air flow, traffic flow, stormwater, health and safety, accessibility, security, (just to name a few) and how to optimize a building, and keep it running smoothly for decades. Architects require a Master's degree, and are specifically trained to be team leaders who manage other professionals in the construction industry and handle the more administrative parts of construction such as contracts, tender processes, dispute resolution, payment certificates etc. They are also focused more on public building and large-scale projects, and the overall look and feel of a project. Architectural technologists do not require a Master's degree and they focus much more on the actual drawings and practicalities of the building. They usually form part of the architect’s team on larger projects, but are allowed to do solo projects on residential buildings. They are concerned with the details of the project, for example plumbing, electrical fittings, stormwater, specifications, tile layouts, window and door sizes etc. Architectural technologists often handle all the smaller administrative tasks in the office such as document control and the council submission process.


    Depending on the size, complexity and location of the house, the estimated average total costs could range from R28 000 to R42 000.
    This includes:
    Architectural fees
    Measuring up of all the existing structures on the stand
    A structural engineer sign-off (anything from R3000 to R8 000)
    A runner to circulate the plans to all the departments (estimated R5000)
    Council submission fees (around R22 per sqm)
    Possible relaxations fees at R1000 each
    Printing and scanning costs
    Additional cost may also apply, for example fees to apply for additional allowable coverage, costs for a sewer connection point drawing if none exist, or sectional title properties usually require a site development plan

    Usually at least 3 months after submission. Some more complicated projects, or if there are unusually tight restrictions, it can take up to 6 months to a year.
